To submit a rental application:

  • Please review our standard rental policies prior to submitting our application.
  • Prepare to pay the $25 application review and credit check fee via Paypal.  This fee is non-refundable.

Number of applicants



In order for an Applicant to be considered for tenancy, the following requirements must be met. If any of these cannot not met, a Third Party Guarantor will be required.  This person must also fill out their own application.
1. Application

Must be completed in its entirety.  Processed in order received, no exceptions.  Failure to complete in full may result in a denial of the application or delay in processing.

2. Proof of Income

Proof of sufficient income to pay rent is needed – three times the rental amount per month is standard.  Employment of at least 3 months at current job preferred.

3. Good Credit

Credit reports will be checked with a national credit bureau.  Please use the application to explain any additional info regarding credit you believe will be helpful.

4. Rental History

We do contact previous landlord(s) and/or mortgage holder(s) if you owned your previous residence.  The applicant holds responsibility for supplying correct contact information.  We reserve the right to decline an application based on our inability to make contact with references, prior evictions or for poor/falsified rental references.

Processing your application:

Application processing takes between 2 -3 business days (not calendar days) depending on time of year and specific unit being rented, but may take longer. If you haven’t heard from us within two business days of submitting your application, please feel free to contact us for an update.

We do not guarantee a unit to be available by the time your application is processed.  Properties are offered to the first applicant with an approved application that submits a full security deposit and all parties sign the lease. If your application is approved and your move-in date is not immediate, or the unit is not immediately available, you will be required to submit your security deposit in advance.

Security deposits are only accepted as a CASHIER’S CHECK OR MONEY ORDER. No cash or personal checks are accepted.

If you are submitting your application through email, you must still pay for the $25 application review and credit check through Paypal using the link above.

Applications that are incomplete or submitted without the $25 review and credit check fee will not be reviewed. We are not required to notify you of an incomplete application.
